Important information to know..

  If you are still shopping around for a broker to list your home, or have already chosen one to represent you, there are a few things that are important for you to know.  Your broker has obligations that not only effect the efficient marketing of your home, but also legal liability issues that could adversely effect the agent, their broker and you!

  When you list your home for sale your broker will provide and explain to you a Consumer Information Statement declaring their status of agency. You should sign this form to acknowledge receipt as your prospective buyers should do.  In addition you will be asked to fill out and sign a lead paint disclosure form which will indicate your knowledge or possession of records regarding the possible existence of lead paint on the property.  This form is then presented to each potential buyer and will offer then the opportunity to test for lead.  Although these forms are required by law, some brokers still do not know how to utilize them.  If they are not offered to you, make sure you ask for them.

  Once listed, your home should be entered into the Multiple Listing Service within 48 hours of taking your listing.  Make sure you ask for a printout of your listing to be sure this is done.  Prompt marketing and dissemination of information to cooperating brokers is essential to the efficient marketing of your property.  Do not let a broker waste your marketing time while trying to retain more of the commission for themselves at your expense.

  Once an offer is accepted, remind your broker that it is their legal obligation to present every written offer to you until you are out of attorney review and to make you aware of every written offer made until the closing of title.  A broker who dissuades other brokers from presenting offers only impedes your ability to receive the best price and the best qualified buyer for your home.

What do we do to sell your home at Shoreview Realty?

I've been selling property in Monmouth County for over 34 years. I got my license before I graduated Rutgers and bought my first apartment building as soon as I got out of college.  I've been an avid photographer for over 45 years now and take my work very seriously.  When I list your home, I take unlimited exterior and interior photos along with accurate measurements to tell the story of your home.  If it's sunny in the back in the morning, I'll take a full set of rear images then, and after I'll come back in the afternoon to take a set in the front. I want them perfect. Nothing less. I even include aerial images of the property and neighborhood where helpful.  Inside I like to take 2 photos of each area in the home.  Then I use a sonic device to measure every single area in the home down to the inch. I like perfection.  But the MLS doesn't have all the room for so much information. What do I do?  I personally write custom webpage for homes I list.  Unlimited photos and information. The public sees much more of your home and how beautiful it is.  It has to. My name is on it!  Do I just throw your home on the MLS and drink coffee while playing on the computer waiting for it to sell? Of course not. Many do. Your property will be promoted on the MLS, Facebook, Trulia, Zillow, Loopnet, RealtyNow, Realtor, and others as applicable.  We will be seen!

Well how do other brokers market their clients homes?

Well, sometimes it's embarrassing. I recently went on a listing appointment and I go well prepared including several MLS sheets I printed that morning of homes similar to the subject that sold and closed recently and several that are for sale, currently competing with the subject.  So as we're going through each one, we compare number of bedrooms, baths, is there a garage? How many cars? Basement? Type of heating.  But we start looking at these more carefully and noticed blatant omissions. About one in five had important information missing.  No indication if there was a garage, or a basement. Some didn't indicate how many rooms were in the house. Many don't even measure a single room in the house! One didn't even indicate how large the lot size was!  There is a large area for remarks. This is where you tell the story of the home, the area, list all of it's outstanding features.  One was blank. $1,200,000. and they had nothing to say about the house!  And photos?  Some took 2 or 3, a few took more. I hate the bathroom photos with the seat up.  In one, the main cover photo, the sun was setting behind the agent so low their shadow ran up the lawn to the house.  Another, the main photo right on the MLS sheet had a photo of the front of the home with the side view mirror of their vehicle in the corner of the image. They couldn't even bother to get out of the car to take the photo.

A few local agencies do not even enter your home listing into the MLS system at all !   They want to sell it themselves to get both the Buyer's and Seller's commission for themselves while denying you the opportunity for other offices to get your information to help sell your home. And likely to a higher bidder whom otherwise would never even have known your home was for sale!  It's a shame how often this is done.
